The site is located on a prime stretch of Navi Mumbai, known as the Palm Beach Road; a 10-kilometre-long six-lane road that runs from Vashi in the north to Belapur in the south. Towards the west of this road is located the mangroves and the creek that separates Navi Mumbai from Mumbai. Towards the east where the plot is located, lies a stretch of some of the most luxurious and expensive apartments and condos in the city. This site is very strategically located where the axis of Palm Beach road tilts. The plot faces Palm Beach towards the southwest. The floor space index on the plot was 1.5 and the developers had a choice to build either residential or commercial. Palm Beach road had been known for prime residential development. The luxury office segment in Navi Mumbai did not exist. This is what had to be pursued.
Standing apart on Palm Beach Road; Navi Mumbai's most vibrant road, enjoying a view of the green mangrove-cover and the creek beyond is an office building 'Kesar Solitaire'.

With the shorter side facing the view, it was essential to locate all the offices facing the prominent viewing direction and positioning the service core towards the rear. However with a car parking requirement of 450 cars, it was essential to build three basements and a few upper floors for car parking.

Kesar Solitaire is a clean-cut, neat, straight line building. Hidden behind this essentially simple aesthetics, is an integrated structural and spatial design. The typical floor-plate spans 28 floors of column-free office space. This gives flexibility to accommodate small and large offices both. The RCC frame structure in M70 grade of self-compacting concrete, provides the necessary column-free space. The structural system follows a repetitive grid with sleeves left for easy integration of other ancillary systems like air-conditioning, fire-fighting and electrical; directly connecting it to the service areas at the rear.

The double glazed high performance glazed exterior provides panoramic views and ample lighting for each office also serves to act as a thermal insulation against the heat.
On the ground floor, facing the Palm Beach road, is an entrance driveway that is covered by a large glass canopy. The landscape has stepped lawn and a water element which complements the simple, straight-line architecture of the building. A large double height entrance lobby beyond the canopy, houses a seating lounge and waterfall.

Solitaire has been conceptualized and designed as a modern high-rise complete with a functional ease and an aesthetic edge. Completed in 2010, it stands out as a bold attempt to break the visual stereo-type of the immediate residential streetscape. It is an example of what can be achieved by integrating intelligent design and engineering within a limited paradigm.
